Typically, incentives are credits on the new taxes that you may pay once your new project is complete or the freezing of taxes for some period of time. Depending on the tool, the credits can become checks sent back directly to you out of the new revenue you have generated from your project. The incentives are lucrative, powerful and WILL turn an upside down site or building right side up for you. Or incentives can make unaffordable purchases of new machinery and equipment very affordable.
Tax incentives are not used as a direct replacement of capital. In other words, incentives don't give money to the investor up front. From a city perspective, we love incentives because they always mean, in one way, shape or form, new revenue into the city whether it is through the new investment or job creation and retention. It is truly a win-win proposition.
