Principal Residence Exemption

If you own and occupy your residence, it is exempt from the 18 mill school operating tax. On a house that is worth $60,000 and a taxable value of $30,000 the savings to you would be $540 per year.

To claim an exemption, complete the Homeowners Principal Residence "Homestead" Exemption Form (PDF) and file it with the City Assessor by June 1. If you qualify the City Assessor will adjust your taxes on your next property tax bill. Note that this is an exemption for part of your taxes, not from your taxable value.

You are required to file a Request to Rescind Principal Residence Exemption Form (PDF) when you no longer own and occupy the property as your principal residence. The exemption will be removed December 31 of the year you rescind the exemption.
